Property Closing (Lien) Research

Interested parties, such as title companies and individuals, may request a check of records for outstanding liens against a property. For a fee, the Village will research its records and report any liens, as well as any other known outstanding charges or assessments against a property.

How to Request Research

Step 2.Submit request

The property's folio number is required in order to submit a request for property closing (lien) research. To research the property folio number, please visit Miami-Dade County Property Appraiser and conduct a "Property Search" by either using the owner name or property address. 

Step 3.Pay Research Fee

The cost for a Property Closing (Lien) Research request is a non-refundable fee of $156 and can be paid online with a credit card. 


RELEASE OF LIEN DISCLAIMER

If a lien has been recorded, payment for owed fees must be paid to the Finance Department prior to the recording of a Release of Lien. Releases of Liens are recorded within 60 days of processing of payment pursuant to state law.

Code compliance fines levied pursuant to an order of the Special Magistrate shall constitute a continuing violation and daily fines shall continue to accrue until compliance requirements of the order have been satisfied. The Village of Pinecrest may record any order of the Special Magistrate in the public records of Miami-Dade County. Once recorded, an order shall constitute a lien against the property upon which the violation exists and may also constitute a lien against any other real property that the violator owns in Miami-Dade County. Information provided regarding the total amount due for outstanding code compliance fines is provided as of the date of such inquiry and such amount will continue to increase until the actual date of compliance with the applicable Special Magistrate Order.
