Scheduling Inspections

Once a building permit has been issued and work has begun, inspections are performed by Village of Pinecrest inspectors at intervals designated by the Florida Building Code. Simply stated, an inspection is required prior to concealing any part of the construction. The permit and plans must be available to the inspectors on the job site.

How do I schedule an inspection?

Step 1.Go to our Permits Online Portal

Log into your account

Before you begin, please note that most searches are available in eTRAKiT with no login.   Simply select the search needed, and enter the search criteria.  If you need to make payment, apply for a permit or schedule an inspection, then you will need to login to eTRAKiT

Public User: Log-in required to check plan review status, view comments and make payments. Cannot schedule inspections.

Contractor: Log-in required, check plan review status, view comments and schedule inspections.

If insurances and/or license require updating, please email documents to renewals@pinecrest-fl.gov

Step 3.Select the option to SCHEDULE an inspection

Please note that inspections may be subject to cancellation due to inclement weather.

  • Inspections requested between 8:00 a.m. and 3:30 p.m. will be scheduled for the following business day. 
  • Stormwater inspections will only take place on Monday, Tuesday and Wednesday. 

Due to the nature of the inspection process it is difficult to determine the specific time that the inspector will arrive. Please allow up to a 2-3 hour window from the displayed time for the inspector to be onsite.

Notes

  • To request inspection, you must have the permit number, property address and the 3-digit code using list below for the inspection you wish to schedule.

  • The permit card displays the minimum inspections required. The contractor should request appropriate inspections to cover the scope of work performed in addition to those listed on the permit card.

  • A Notice of Commencement (NOC) is required on improvements when the project cost is greater than $2,500. However, the NOC does not apply to the repair or replacement of an existing heating or air conditioning system less than $15,000 in value.

  • Make sure to record your NOC with Miami-Dade County Recorder’s Office. Visit Miami-Dade Clerk of Courts for detailed information on recording methods, fees, hours of operation and contact information.

  • Recorded NOC must be posted at the job site for inspection.

Frequently Asked Questions:

What if I have a permit and do not call for inspections?

  • Permits expire after 180 days without an approved inspection. In order for a project to be complete, it must pass final inspections. A Certificate of Occupancy, Certificate of Completion or a Certificate of Use and Occupancy may also be required. If a permit expires before final inspections, it becomes null and void and the project is in violation of the Code.

How do I cancel or reschedule an inspection?

  • You may cancel an inspection by calling the office on the day of the inspection and speaking to the inspector between 8:30 a.m. and 9:00 a.m. To reschedule the inspection you will need to call the Inspection Request Line at 305.234.2111

What do I need at the time of inspection?

  • You will need to have the Notice of Commencement (required when the value of work is $2,500 or more) on the job prior to the first inspection. You will also need to have your plans and your permit on the job whenever you have an inspection scheduled.

How will I know if I passed inspection?

You may check the permit card on the construction site or you may check online

 

How may I check the status of plans submitted for review?

  • You may check the plan review status online.

 

How long does it take to get a permit?

  • The time to have a permit issued varies. Permits require that the plans be dropped off for review and the length of time will vary depending on the complexity of the plans. Expedited services are available upon request.
